Sagging Ceiling From Water Damage: What to Do Now

Graphic showing warning signs of a sagging water-damaged ceiling and safe steps to drain it

A sagging ceiling means water is pooling on top of the drywall, and it can fall without warning. Keep people out of the room, shut off power to nearby lights and fans, put a tarp and bucket under the bulge, and poke a small hole at the lowest point to let the water drain. Then find and stop the leak above. Drying usually costs about $1,000 to $3,500, and burst pipe cleanup with drywall repair about $1,500 to $5,000.

Drywall is not made to hold water. When a pipe, roof or AC drain leaks above it, the water spreads across the back of the panel until the paper softens and the ceiling starts to bow. Wet drywall and insulation are heavy, and a sagging section can drop all at once.

If the ceiling is sagging now, call our water removal service Arizona line. A live person can walk you through the safe steps while a crew is on the way.

What are the warning signs a ceiling may fall?

Treat any of these as urgent. The more signs you see, the less time you have.

  • A bulge or bubble in the paint or drywall that is getting bigger.
  • Dripping from the center of a stain, or from a light fixture.
  • Cracks spreading out from the stain or along drywall seams.
  • Soft, spongy drywall that gives when lightly pressed with a broom handle.
  • Popping or creaking sounds from the ceiling.

How do you drain a sagging ceiling safely?

Only do this if the bulge is small and you can stand to the side. If the ceiling is cracking or sagging over a large area, leave the room and wait for help.

  1. Get people and pets out of the room.
  2. Shut off power to lights and ceiling fans in that area at the breaker.
  3. Lay a tarp and set a large bucket or tote under the lowest point of the bulge.
  4. Poke a small hole at the lowest point with a screwdriver on a long handle, standing to the side, not under it.
  5. Let it drain, then make one or two more small holes if water keeps pooling nearby.
  6. Take photos before and after for your insurance company.

What causes water to pool in the ceiling?

In Arizona, the most common causes are a burst or leaking pipe in the attic, a leaking flat roof or rooftop unit during monsoon season, a clogged AC condensate line or pan, a water heater in the attic, and a bathroom leak from the floor above in two-story homes.

How do you stop the leak above the ceiling?

If the water is from a pipe, shut off the main valve. See our main water shut-off valve guide if you are not sure where it is. If the AC is running and the leak is near the air handler, turn the system off at the thermostat. If it is storm water from the roof, keep catching it and wait until the rain stops before anyone goes up. Do not go into the attic and step between the joists, because the ceiling will not hold you.

Can a sagging ceiling be repaired, or does it need replacing?

A ceiling that sagged from water usually needs the wet section cut out and replaced. Drywall that bowed loses its strength, even after it dries. The wet insulation above it is also removed. A crew dries the framing first, checks for mold, then a drywall team patches, tapes and paints. A small stain with no sag can sometimes be dried and primed instead.

If the area stayed wet for more than a day or two, mold may have started on the back of the drywall. Our water damage mold removal team can test and treat it.

What does sagging ceiling repair cost?

Typical Arizona ranges from our cost table:

Typical costs for ceiling water damage
JobTypical range
Drying and dehumidifying (3–5 days)$1,000 – $3,500
Burst pipe cleanup + drywall repair$1,500 – $5,000
Mold remediation, small area$1,500 – $4,000

The price depends on how much ceiling came down, how much insulation got wet and whether mold started.

Does insurance cover a sagging ceiling?

If the water came from something sudden, like a burst pipe or storm damage, most Arizona policies help pay for the ceiling and drying. Slow leaks that went on for months are often denied. Take photos right away and keep any broken parts. Our insurance claim help page explains the steps.

Crews cover towns across Pinal County too. See our page on water damage restoration Florence AZ for local details.

Frequently asked questions

Is a sagging ceiling an emergency?

Yes. A ceiling that bows with water can fall without warning. Keep people out of the room and get help right away.

Should I poke a hole in a sagging ceiling?

For a small bulge, yes. Shut off power first, put a bucket under it, stand to the side and make a small hole at the lowest point to drain it.

Can a water-damaged ceiling dry on its own?

A small stain may dry, but a ceiling that sagged has lost strength and usually needs the wet section replaced. Wet insulation above it should come out.

How fast can mold grow in a wet ceiling?

Mold can start in 24 to 48 hours, and faster in Arizona summer heat. Drying should start the same day.
