Local history

About Superior, Arizona

Superior is a historic copper mining town in northern Pinal County, at about 2,900 feet below Apache Leap and Picket Post Mountain. Silver strikes at the Silver King and Silver Queen claims in 1875 started the town, and the Magma copper mine ran here for 86 years until it closed in 1996. Superior incorporated in 1976 and has about 2,400 residents. Boyce Thompson Arboretum, the oldest and largest botanical garden in Arizona, is just west of town.

What's behind the walls in Superior

Much of Superior's housing dates from the mining era, with early 1900s homes, company-built houses and mid-century homes on hillside streets. Older homes may still have galvanized supply pipe and old drain lines, and many sit on slopes where runoff and drainage matter.

Local tip: In older Superior homes, watch for rusty water, low pressure or damp spots at the base of walls. Aging galvanized pipe usually fails at a fitting first.

Canyon storms below Apache Leap

Superior gets just over 18 inches of rain a year, more than Phoenix, and summer storms over Apache Leap send runoff down Queen Creek and the steep streets through town. Homes near the creek or below hillsides are the most likely to see water inside. Winters are mild, with January lows in the 40s, so frozen pipes are rare.

Why homeowners in Superior call us

Fast first response

We get water out first, because speed limits damage and mold.

Straight answers

We tell you what's covered, what isn't and what it should cost.

Clean job sites

Containment and floor protection keep dust out of the rest of the house.

Follow-through

We check readings daily and keep you posted until the job is closed.

From wet to dry, step by step

Water rarely stays where you see it. It runs under baseboards, into cabinet toe-kicks, under raised floors and across the slab, so we trace it with meters before we pull anything. Then we extract, set containment if needed, and dry until each material reaches its target reading.

How much will this cost?

Insurance often pays for sudden damage like a burst supply line, so your out-of-pocket cost may be your deductible. Without coverage, typical drying runs $1,000 to $5,000. We put the scope and price in writing after an on-site look.

Knowledge center: water damage in Superior

Which areas around Superior do you cover?

We serve Superior (85173) and nearby Queen Valley.

What causes sewer backups in older homes?

Old clay or cast-iron drain lines crack and collect roots over time. A backup through a floor drain or toilet is contaminated water and needs proper cleanup.

My home has old galvanized pipes. What should I watch for?

Rusty water, low pressure and damp spots on walls or floors. Galvanized pipe corrodes from the inside and often leaks at the joints.

Is storm runoff covered by insurance?

Usually not under a standard homeowners policy, because outside surface water counts as flood. Sudden pipe bursts are often covered.

How long does drying take?

Most homes dry in three to five days. Dense materials such as hardwood or a wet slab can take longer. We check readings daily and remove equipment only when materials reach dry goals.
