8 Signs of a Slab Leak in Arizona Homes

Underground water line spraying water from a leak

The most common slab leak signs are a sudden jump in your water bill, a warm spot on the floor, the sound of running water when everything is off, damp or cracked flooring, and a water meter that moves with all fixtures off. Because most Arizona homes are built on slabs, leaks often show up in flooring first.

Most homes in Arizona have no basement. Water supply lines and drain lines run under or inside the concrete slab. When one leaks, water has nowhere to go but up through flooring or sideways into walls. Here are the signs to watch for.

1. Your water bill jumps

Compare this month's bill to the same month last year. A rise of 20 percent or more with no change in use is a red flag.

2. A warm spot on the floor

A leaking hot water line heats the slab above it. Walk barefoot on tile and feel for a warm patch, often near the kitchen, bathrooms or water heater.

3. The sound of running water

At night, with everything off, listen near floors and lower walls. Hissing or trickling can mean water is escaping under pressure.

4. Damp carpet, cupped wood or loose tile

Carpet that feels damp, wood that cups at the edges, or tile that sounds hollow can all point to water under the floor.

5. Cracks in flooring or baseboards

Water and soil movement can crack tile and grout or push baseboards away from walls.

6. Mildew smell near the floor

A musty smell low in a room, especially near closets or cabinets, can mean moisture is trapped.

7. Low water pressure

A leak on a main line can reduce pressure at faucets and showers.

8. The water meter moves with everything off

This is the best test you can do yourself.

How to check your water meter

  1. Turn off every faucet, the dishwasher, the washer, ice maker and irrigation.
  2. Find the meter box near the street and open the lid.
  3. Look at the small triangle or dial (leak indicator) and write down the reading.
  4. Wait 15 to 30 minutes without using water, then check again.
  5. If it moved, you likely have a leak. Shut off the house valve to see if the leak is inside or between the meter and the house.

Why slab leaks happen in Arizona

Hard water wears pipe walls and fittings over time. Copper lines can develop pinhole leaks, and fittings can fail under high water pressure. In parts of central and southern Arizona, the Arizona Geological Survey has documented land subsidence and earth fissures linked to groundwater pumping, and soil movement can stress buried lines.

What to do if you suspect a slab leak

  • Turn off the main water if the leak is large.
  • Call a licensed plumber with leak detection equipment. Check the license with the Arizona Registrar of Contractors.
  • Take photos of wet flooring for insurance.
  • Call a restoration company to dry the slab, walls and flooring once the line is repaired.
  • Do not put new flooring down until the slab tests dry.

Repair options

Plumbers usually fix slab leaks in one of three ways: spot repair through the slab, rerouting the line through walls or the attic, or repiping the house. Rerouting avoids breaking the slab and is common in Arizona. The water damage repair (drying, flooring, baseboards and drywall) is a separate job.
