Water Damage in a Vacation Rental: A Guide for Arizona Owners

Checklist graphic of six steps for an Arizona vacation rental owner after a water leak

Water damage at a vacation rental is harder because no one lives there to catch it early. When a guest or cleaner reports a leak, have them shut off the main water, get a restoration crew in the same day, document everything for insurance, and block new bookings until the home is dry. Smart leak sensors and an automatic shut-off valve are the best protection between stays.

Arizona has thousands of short-term rentals, from Scottsdale and Fountain Hills to Sedona, Payson, Show Low and the cabins around Pinetop-Lakeside. Many sit empty for days between guests. A supply line that bursts on Monday may not be found until Thursday's cleaning. By then water has soaked floors, cabinets and drywall.

If you get a call from a guest or cleaner about water, our water removal service Arizona crews can start the same day, even when you are out of state.

What should you do when a guest reports a leak?

  1. Have someone shut off the main water. Keep its location and a photo in your guest guide and cleaner notes.
  2. Turn off the water heater and power to wet rooms if it is safe.
  3. Book a restoration crew right away. Give them the lockbox or smart lock code.
  4. Ask for photos and video from the guest or cleaner, and save the messages.
  5. Move or refund the guests if the home is not safe or comfortable. Running fans and dehumidifiers are loud.
  6. Block the calendar until the drying readings show the home is dry.

Why do vacation rentals get worse damage?

The biggest factor is time. Clean water from a pipe can be dried in place if work starts in a day or two. After 48 to 72 hours, it often becomes gray water, mold starts at baseboards, and flooring and drywall have to come out. Empty homes also have their AC set high in summer, so humidity stays up and mold grows faster.

3 days or moreDrywall and flooring removed, mold checks, longer downtime

What usually leaks at a rental?

The most common sources are toilet and sink supply lines, washer hoses, water heaters, ice maker lines, and in the high country, frozen pipes. Guests also overflow tubs and toilets. In cabins around Payson, Show Low and Pinetop, a winter freeze while the home is empty is a top risk. Our guide on protecting a seasonal home covers the winter checklist.

How do you protect the next booking?

  • Install leak sensors under sinks, behind toilets, at the water heater and by the washer. Wi-Fi sensors send an alert to your phone.
  • Add an automatic shut-off valve on the main line that closes when a sensor gets wet.
  • Replace rubber hoses with braided steel on the washer, toilets and sinks.
  • Have cleaners check under sinks and around the water heater each turnover.
  • Keep the AC on at a reasonable setting in summer to keep humidity down.

What does it cost, and does insurance pay?

Water extraction runs about $500 to $1,500, and drying about $1,000 to $3,500. Most jobs land between $1,000 and $5,000. A standard homeowners policy may not cover a home used as a short-term rental, so check that you have a landlord or short-term rental policy. Lost booking income is only covered if your policy includes it. Our guide on documenting water damage for insurance helps with the claim.

Frequently asked questions

What should I do if my Airbnb has a water leak?

Have the guest or cleaner shut off the main water, book a restoration crew the same day, get photos and video, move or refund guests if needed, and block bookings until the home is dry.

Does homeowners insurance cover water damage at a short-term rental?

Not always. Many standard homeowners policies limit or exclude homes rented to guests. A landlord or short-term rental policy is usually needed.

How can I protect an empty vacation rental from leaks?

Use Wi-Fi leak sensors, an automatic main shut-off valve, braided steel hoses, and have cleaners check under sinks and around the water heater each turnover.

How long does water damage drying take at a rental?

Most clean-water jobs take about 3 to 5 days of drying if work starts within a day or two. Longer delays add tear-out and time.
