City background
Tempe, from Hayden's Ferry to ASU
Tempe began as Hayden's Ferry, a river crossing on the Salt River run by Charles Trumbull Hayden in the early 1870s. It took the name Tempe in 1879 and incorporated in 1894. Arizona State University grew from a teachers school founded here in 1885. About 180,000 people now live in Tempe, a city boxed in by Phoenix, Scottsdale, Mesa, Chandler and the Salt River Pima-Maricopa Indian Community, so almost every lot is already built on.
Tempe housing and its leak patterns
North and central Tempe have many 1950s and 1960s ranch homes with cast iron drains and older supply lines. South Tempe grew in the 1970s and 1980s, including The Lakes with its man-made lakes and Warner Ranch. Near ASU, apartments, condos and townhomes stack units on top of each other, so one failed toilet line can soak two or three homes at once.

What we see most in Tempe

- Cast iron drain cracks and backups in 1950s and 1960s homes
- AC condensate overflows in closets and attics

Three things to do first in Tempe
- Shut off the water. In a condo, look for a valve in the water heater closet or under the sinks, or ask the manager for the building shutoff.
- Tell the neighbor below or beside you and your HOA or property manager, in writing if you can.
- Photograph the source, the ceiling or wall stains and anything wet before it is moved.

Get Help in Tempe(833) 937-0179Tempe weather and water facts
Tempe shares the Valley heat, with long stretches over 105 degrees in summer that keep AC units running and drain lines working. Water is hard, which shortens the life of water heaters and supply valves. Monsoon storms from July to September can flood low streets and underpasses quickly, and older homes near the Salt River bed and Tempe Town Lake can see water run toward doors during heavy rain.

How do crews dry a Tempe condo or home?
In a condo, crews check the units above, beside and below with moisture meters, because water follows pipes and framing between floors. Wet ceiling drywall and insulation often come out, then air movers and dehumidifiers dry the framing. In a 1960s ranch home, the work usually focuses on the slab, the bottom of walls and the old drain line that caused the problem.
For more detail, read our guides on condo water damage and who pays and what a ceiling water stain means.
What does water damage cost in Tempe?
A one-room leak in Tempe often costs $1,000 to $3,000 to extract and dry, before repairs. Condo leaks that reach more than one unit, or a cast iron drain backup, cost more. Sudden leaks are usually covered by insurance minus the deductible, and the HOA's master policy may pay for some common parts. You get a written price after we look.

Tempe condo claims often involve two or three policies: yours, your neighbor's and the HOA master policy. Keep the leak report that names the source, photos from every affected unit, and our moisture maps. Renters near ASU should call their renters insurer for their belongings, because the landlord's policy covers the building, not your things.

Tempe water damage questions
Who pays when an upstairs condo leaks into my unit in Tempe?
It depends on where the leak started and what your HOA documents say. Often the owner of the unit where it started, or their insurer, pays. We document the source and the damage so the insurers can decide.
Which Tempe ZIP codes do you cover?
We serve 85281, 85282, 85283 and 85284, plus the ASU area and nearby Mesa and Chandler.
Do you work with apartment managers?
Yes. We can meet the manager or maintenance team, show them the readings and send the drying logs.
Is a backed-up drain in an old Tempe home dangerous?
Water from a drain or sewer line is treated as contaminated, so keep people and pets away and do not clean it with bare hands. Wet porous items it touched are usually removed.
How long does drying take in Tempe?
Most homes and condos dry in three to five days. Ceilings and stacked units can take a day or two longer.
