Musty Smell After Water Damage? What It Means and How to Get Rid of It

Mold growth on drywall and framing inside a wall after water damage

A musty smell after water damage usually means something is still wet or mold has started to grow, often inside a wall, under flooring or in carpet pad. Air fresheners and fans only hide it. To get rid of the smell, find and dry the hidden moisture, remove materials that cannot be dried, and clean the area.

The water is gone, the floor looks dry, but the room still smells damp. That musty odor is your home telling you something is wrong. In most cases it means moisture is still trapped somewhere or mold has started to grow. This guide explains what causes the smell, where to look and how to get rid of it for good.

What causes a musty smell after water damage?

The musty smell comes from mold and bacteria growing on damp materials. As they grow, they give off gases with that earthy, stale odor. The smell means something is still wet, or was wet long enough for growth to start. It does not fade on its own while the moisture is still there.

Mold can begin within 24 to 48 hours on wet drywall, carpet pad, wood and insulation. Arizona's dry outdoor air does not stop it, because water trapped inside walls, under flooring and in attics stays wet.

Where does the musty smell usually come from?

The odor often hides in places you cannot see. Follow your nose, then check the spots below.

Where musty odors usually hide after water damage
Where to checkWhy it smells
Carpet padHolds water like a sponge long after the carpet feels dry
Wall bottoms and baseboardsDrywall wicks water up from the floor
Under sink cabinetsSlow drips soak particleboard bases
Under flooringLaminate and vinyl trap water on the slab or subfloor
Ceilings and attic insulationRoof, AC or cooler leaks soak insulation
AC vents and ductsMoisture in or near the air handler spreads odor through the house

Is a musty smell dangerous?

The smell itself is a warning, not the main problem. It usually means mold or moisture that should be dealt with. The EPA notes that mold can cause allergic reactions and asthma symptoms in sensitive people. If anyone in your home has allergies, asthma or a weak immune system, take a musty smell seriously and act sooner.

Why do air fresheners and fans not fix it?

Air fresheners cover the odor for a few hours. Fans dry surfaces but do not dry the inside of walls, cabinet bases or the pad under carpet. Bleach can lighten stains on hard surfaces but does not dry the material or reach growth inside porous drywall. As long as the source stays wet, the smell keeps coming back.

The EPA says the key to mold control is moisture control. Killing mold without drying the area only brings it back.

How do you get rid of a musty smell for good?

Getting rid of the smell means removing its source. Professionals follow the same order every time.

  1. Find the moisture. Moisture meters and thermal imaging locate wet drywall, insulation, pad and subfloor.
  2. Stop the source. A plumber, roofer or HVAC technician repairs the leak.
  3. Remove what cannot be dried. Moldy drywall, soaked pad and swollen particleboard are removed.
  4. Clean surfaces. Framing and hard surfaces are cleaned, and mold is removed rather than just covered.
  5. Dry the structure. Air movers and dehumidifiers run until readings reach dry goals.
  6. Treat remaining odor. Once the area is dry and clean, any leftover odor is treated before rebuilding.

What if the smell is sewage, not mildew?

A sewer smell is different from a musty one. It smells like rotten eggs or raw sewage. It can point to a dry drain trap, a broken vent pipe or a sewer backup. Sewage is Category 3 water that contains bacteria and viruses, so it needs professional cleanup. Read what to do after a sewage backup and see our sewage backup cleanup page.

Do you need mold testing?

Not always. If you can see or smell mold, the focus is removal and moisture control. Testing helps when mold is suspected but hidden, or for health or real estate reasons. Read how fast mold grows after water damage for the timeline.

How can you prevent musty smells after a leak?

  • Start drying within 24 to 48 hours of any leak.
  • Replace soaked carpet pad instead of trying to dry it.
  • Ask for moisture readings to confirm materials are truly dry.
  • Keep AC condensate lines and swamp coolers maintained. See swamp cooler leaks.
  • Run bathroom and kitchen exhaust fans, especially during monsoon season.

Frequently asked questions

Why does my house smell musty after a leak was fixed?

Fixing the leak stops new water, but materials that got wet may still be damp inside. Carpet pad, wall bottoms and cabinet bases often stay wet and start to grow mold. They need to be found with a moisture meter and dried or removed.

Will a musty smell go away on its own?

Not while the source stays wet. The smell comes from mold and bacteria on damp materials. Once those materials are dried or removed and the area is cleaned, the smell goes away.

Does a musty smell always mean mold?

Not always, but it usually means moisture that can lead to mold. Damp materials can smell musty before mold is visible. Either way, the fix is finding and drying the moisture.

Can I use bleach to get rid of a musty smell?

Bleach can lighten stains on hard surfaces, but it does not dry the material or reach growth inside drywall. Never mix bleach with other cleaners. The real fix is drying or removing the wet material.

Do I need mold testing?

Not always. If you can see or smell mold, the focus is removal and moisture control. Testing helps when mold is suspected but hidden, or for health or real estate reasons.
